Large Patch, also known as Zoysia Patch, is a common fungal disease that affects warm-season grasses like Zoysia. It typically appears in the early spring and fall when the morning air is cooler. The disease starts as small circular brown or yellow patches of grass but can quickly grow to several feet wide. The edges of the patches may look orange or reddish, especially when it’s actively spreading. Large Patch attacks the base of the grass, weakening it and making it more susceptible to other problems.

Brown Patch is a fungal disease that affects cool-season fescue grasses. The disease is active during high humidity and moisture periods, typically late spring through early fall. Brown Patch causes circular or irregular patches of brown, thinning grass, often with a dark brown or grayish “smoke ring” around the edges. Overwatering and poor drainage can contribute to this disease.
Our lawn disease control program is the best way to prevent Brown Patch because it includes eight treatment applications.
The most common lawn disease in our region, Dollar Spot Fungus, often affects Bermudagrass and Zoysia grass. Active during times of high humidity and moisture, Dollar Spot Fungus creates small, silver dollar-sized patches of dead or discolored grass. Over time, the patches tend to grow and merge, forming larger areas of damage.
As with Brown Patch, our lawn disease control program is ideal for lawns prone to disease. It includes multiple treatments that are designed to stop the spread of disease.

Compacted soil, overwatering, poor nutrition, and stress are just a few factors that can make Atlanta lawns susceptible to lawn disease.
Once a disease has damaged the turfgrass, it can take a few weeks to several months to recover, depending on the severity of the damage. In some cases, the lawn may need to be sodded or seeded.
